They call it the Home Affordable Foreclosure Alternative (HAFA) program, and it’s designed to help
get out from under a mortgage that is no longer affordable. Provided by HUD, the HAFA program pro-
vides two options: one that you complete a short-sale, and the other a Deed-In-Lieu (DIL) of foreclosure.
It’s referred to as a “short” sale because the bank agrees to sell the home for less than what is owed. The
DIL simply allows you to transfer title back to the bank without selling it to a buyer.
Transitioning out of a home comes with a lot of stress and emotions. Most agents come prepared with
an understanding of all these challenges and how to deal with them professionally. HAFA helps benefit
sellers with $3000 in relocation assistance money, as well as guarantee the deficiency is waived by the Mortgage Servicer. The credit
effect of a HAFA short-sale is less negative than a traditional short-sale or foreclosure.
The HAFA Program requires that you can document your specific financial hard-
ship. Your mortgage must have been obtained prior to January 1, 2009, and must be
lesser than $729,750. If you have within the past 10 years been convicted of a felony,
you may be ineligible. Your home must have been purchased more than 12 months
ago as well. Your Agent can help you to determine your eligibility, or you can find
more answers at www.makinghomeaffordable.gov/programs. The Request for Mort-
gage Assistance (RMA) is available for downloading, and your REALTOR® can help
you complete this form, as well as work with you to get your property prepared, listed,
and an offer on the table to expedite your transition.
